State Law — How to Study It
National principles get you most of the way, but your state's own license law decides whether you pass: the regulating agency, licensing requirements, disclosure forms, and trust account rules specific to your state. These questions come straight from your state regulator's materials, and your mock exam already mirrors your state's real format. Study this unit close to exam day so the state-specific details stay fresh.
What's Different by State
- Licensing structure (salesperson/broker/associate broker), pre-licensing hours, CE requirements and cycle.
- Regulating agency name and structure (e.g., DRE, TREC, FREC, DOS, GREC) and its disciplinary authority.
- State-specific disclosure forms and requirements beyond federal minimums.
- Exam format: some states combine national + state content into ONE exam (CA, FL, NY, GA); others split it into two scored sections (TX).
How to Approach These Questions

- State-law questions are drawn from official state regulator sources — check the source citation on each question if you want to read the primary material.
Common State-Law Question Areas
- Earnest money / trust fund handling: how fast deposits must be made and who may hold them.
- Agency disclosure: which form, and at what point in the relationship it must be presented.
- Discipline: what triggers suspension versus revocation versus fines, and the commission's hearing process.
- Recovery funds: many states maintain a fund that compensates consumers harmed by licensees — know the payout caps and license consequences.
